Tips For a Spring Home Sale

In the colder months, as long as your plants are trimmed, and pathways are shoveled, it doesn’t matter if the lawn is mowed or gardens are weeded. Selling your home in the Spring poses a new set of challenges that we don’t see during the winter.

When potential buyers drive up and see a cluttered yard, a spotty lawn, or an untended garden, it forms an impression that they will carry with them as they tour through the rest of the house. A positive first impression goes a long way to increasing your chances of an offer. Use this list as a guide to getting your home in shape for a Spring sale.

Give your lawn the attention it deserves after a long cold winter. Apply a weed killer that contains nitrogen, phosphorus and potassium to build it up a little. If you’re really motivated, take a soil sample to check the pH level. If the pH reads below 6.0 you can improve this by spreading lime on your lawn. If it is above 7.0, apply an acidifying agent such as gardener’s sulfur. When it’s time to cut your lawn, raise the blade to about 3 inches to reduce stress on grass and decrease the need for water.

Get out your pruners and trim overgrowth on shrubs and branches. Reduce the chance of mold by ensuring all plant material is kept at least one foot from your siding.

Get rid of the weeds now, before they really become a problem.

Mulch, Mulch, Mulch! This is the easiest, fastest, and cheapest way to make a garden shine instantly. Chipped mulches tend to last longer than the shredded versions, but the latter do look more stunning. Spread it on thick, stand back and prepare to “wow” potential buyers.

Clean up your edges. Define the borders of your gardens by edging them. Run a length of hose or tie a string between two sticks to get a straight line, and using a flat-ended spade, dig a little trough about four to six inches into the dirt. Voila – instant border without the cost.

Rev up the power washer. Power wash the porch, walkway, lawn furniture, eaves, siding, and windows. Stay away from soffit vents or other openings where moisture can cause damage. After washing your windows, double check them from inside the house when the sun is shining through. Sometimes you think they’re clean, only to discover they are filled with unsightly streaks when exposed to the afternoon sun.

Get out the paint can and short of repainting the whole porch or fence, at least touch up any tired or worn areas. Pay special attention to the front steps and entrance.

Invest in a fresh welcome mat to show off your entry.

Make your garden come alive by planting bright and colorful annuals. Perennials are great for long term planting, but for quick color, use vibrant geraniums, impatiens, marigolds and petunias. Place some hanging baskets at your entrance or a large container filled with greenery. They aren’t planted in your gardens, so you can take them with you when you move.

Find a shady area between two posts or trees and hang a hammock. Show potential buyers what a comfortable, relaxed place your home can be.

Create small zones or gathering areas around a focal point. If you have a fountain, or bird bath, place a couple of chairs nearby to give the impression of a seating area.

Finally, stand back and view your home from the road to see if you have a favorable first impression.

Market Fluctuations- Business For Sale Australia

Everybody in Business Market is aware that certainly 2009 was not a good year to sell for most owners who wanted to exit their businesses. In fact, closed business-for-sale transactions in the United States declined by 28 percent in 2009, as per a recent report.

The good news, is that 2010 shows strong potential for being a much better year for the business-for-sale market. Indeed, the latter part of 2009 demonstrated clear signs of recovery that began mid-year. There are two driving forces behind the improving market. First is an increased demand for small businesses due to high unemployment rates, with unemployed individuals opting to give entrepreneurship a try rather than seeking a return to a traditional corporate job. Second is the return of capital to the market, which gives potential buyers the ability to finance the purchase of a small business.

Additionally, businesses that require smaller levels of capital investment, including select service businesses and Restaurants for sale in Australia, are helping to lead the evolving recovery in the business-for-sale marketplace. Business owners and buyersin these two sectors are seeing an opportunity to transact that wasn’t there six months ago. What the Future Holds:-Overall, 2010 is shaping up to be a much more productive year for small business transactions and we can anticipate slow but consistent recovery throughout the year.

Throughout the recession, small-business owners have focused on running their businesses and staying a float. Exit planning and considering the worth of their business were of little concern and the number of businesses for sale declined significantly. As the economy continues to improve the owners are finding a good market with desirable prices to sell their business. Remember, preparing your business for sale takes time and a listed business will typically take five to twelve months to sell. If you want to sell within the next two years, you need to start the process now.

Antioch Ca Homes for Sale

The city of Antioch experienced a 4.91% increase in median sales price from last year going up from $205,565 (Dec. 08) to $215,660 (Dec. 09). This modest increase in median sales price might at first glance seem like good news for Antioch however, when compared alongside median days on market and number of units sold, we realize that it is not so simple. Median days on market for a house in the city of Antioch for December 08 was 52 days compared to a meager 31 days in December 09 and number of units sold have taken a major beating going down by more than half from 306 units in Dec 08 to 148 units in Dec 09. The increase in sales price in this case dissuaded buyers from purchasing new homes.

There is good news for neighboring city Brentwood because Brentwood Ca Homes for Sale saw a modest increase in median sales price of 1.03% and a semi-dramatic increase in units sold of 24.49%. Median Sales Price (+16.76%), Median Days on Market (-43.15%), and Number of Units Sold (-16.78%)

In addition, San Jose ca homes also experienced a very drastic drop in median days on market. The days on market for a house in San Jose was almost cut in half dropping from 111 days to 63 days (-43.15%). So, there is a pretty significant increase in median sales price, median days on market has fallen dramatically, San Jose must be doing really well! Well it’s not so simple. Though the aforementioned statistics did show a marked improvement, the end result was in fact a decline in the total number of units sold. In the city of San Jose 584 units were sold in Dec 08 and 486 units were sold in Dec 09 (a visible drop of 16.78%). One reason for the drop could be the increase in median sales price. Perhaps buyers are not ready for a hike in home prices. Another reason can be ascertained if we compare Sale Price/List Price Ratios. During the month of December in 2008 homes were being sold for 98% of list price whereas in December 2009 homes were being sold above list price, more specifically 101% of list price. Thus, number of units sold could have fallen because buyers are not willing to pay above list price.
